This site is published by Radif Partners, an independent publisher of personal finance calculators and practical guides for several countries. We are not notaries, mortgage brokers or estate agents, and we do not sell your details to professionals: the calculator asks for no personal data and runs in your browser.
Why this site
Most notary fee simulators apply an average percentage, or a single transfer tax rate for the whole of France. Since départements may raise their rate to 5%, that shortcut is wrong by hundreds to thousands of euros depending on the location. We therefore built the calculation from the official DGFiP table, département by département, with the regulated emolument scale, overseas included, the first-time buyer rule and the reduction voted by Savoie. The English version is written for people who live, work or buy property in France without being familiar with French terms.
The site became Frais Immobilier in October 2026 to cover every cost and tax of a French purchase with the same rigour: the PTZ by the zone of the town, property tax and development tax with the rates voted by each municipality and département, capital gains and rental yield with real purchase costs. We leave mortgages and borrowing capacity to banks and brokers.
Our method
Every parameter comes from an official source we have read, cited on the page that uses it: impots.gouv.fr for départemental rates, service-public.fr for the scales, Notaires de France for elements of the tariff, the housing ministry for zoning and the DGFiP for rates voted by local authorities. Parameters live in a data file, never in the text: every figure shown is recalculated from that file. Automated tests replay the official examples at every change. The methodology sets out the formula and its limits.
Funding
The site is free. It may display discreet advertising, never above the calculator; no user data is sold, and no partnership determines the content.
