Notary fees in Indre in 2026: the lowest rate in France

Indre is an exception in the French transfer tax table: it is the only département still applying the 3.80% reference rate set by article 1594 D of the General Tax Code. It raised its rate neither to 4.50%, as almost all départements did from 2014, nor to 5% after the 2025 Finance Act. With the 1.20 % municipal surcharge and the collection fee, transfer tax reaches 5.09 % of the price, against 6.319 % in neighbouring Indre-et-Loire or Cher. For a €140,000 resale house in Châteauroux, notary fees come to €9,993, €1,720 less than in Tours at the same price. Every buyer benefits, first-time or not. What the exception is really worth
The gap with a 5% département is 1.23% of the price. At Indre’s prices, often below the national average, that means a few hundred to a little over two thousand euros: enough to matter in a tight budget, not enough on its own to justify choosing where to live. The advantage does combine with low prices, though: fees on a purchase in Indre are among the lowest in France in absolute terms.
