Notary fees on a one-million-euro purchase in France (2026)

At this price, transfer tax makes up 84 % of the fees, and the resale starts at the purchase.

Checked by Radif Partners · Editorial policy

On a one-million-euro resale property in a 5% département, French notary fees reach €75,157, or 7.52 % of the price, the lowest percentage of our examples because the sliding emoluments and fixed items are diluted. Transfer tax, €63,185, makes up most of it; the notary receives €8,727 before VAT. A 20% discount on the part of the emoluments above €100,000 would save up to €1,726 incl. VAT. For a property that will not be a main home, the resale starts at the purchase: actual costs of €75,157 exceed the 7.5% flat rate allowed for capital gains, €75,000, provided you keep the paperwork. The calculator below gives the breakdown for any price, and the table further down compares four départements, including Indre and Réunion, at this price level.

Where the money goes on a million

The département receives €50,000, the municipality €12,000, the State €3,862 in collection fee, land registry contribution and VAT. The notary keeps €8,727 before VAT, 11.6 % of the bill. This is the price at which the gap between the label “notary fees” and the reality “taxes” is widest.

Preparing the capital gain at signing

For a second home or an investment, the capital gain will be calculated on resale using a purchase price increased by acquisition costs. The 7.5 % flat rate would give €75,000; actual costs of €75,157, plus any agency commission you paid, do better, provided you can prove them with the notary’s final statement, to be kept with the deed.

Frequently asked questions

How much does the notary earn on a one-million-euro sale?

€8,387 excl. VAT in proportional emoluments and €340 excl. VAT of flat formalities fee, about €8,727 before VAT, 11.6 % of the fees. A 20% discount on the part above €100,000, if the office offers it, would take off €1,438 excl. VAT.

Are fees on a million lower in percentage terms?

Yes: 7.52 % of the price, against 8.76 % at €100,000. Emoluments slide down and fixed items become negligible. But the floor remains the transfer tax rate, 6.32 % in a 5% département, which never falls with the price, however expensive the property.

Should I keep the notary’s statement after a one-million purchase?

Yes, indefinitely for a property that is not your main home. On resale it proves the actual costs, here €75,157, which exceed the 7.5% flat rate of €75,000. Without it only the flat rate can be used, and the taxable gain rises accordingly.
