Notary fees in Savoie in 2026: 5% in general, 4.00% for a first property

Savoie applies three transfer tax rates depending on the buyer’s situation, making it the most nuanced département in the DGFiP table of 1 June 2026. The standard case bears the 5% rate voted since the 2025 Finance Act. A first-time buyer purchasing a main home stays at 4.50%, as everywhere. And a buyer of a property that is their first property, who undertakes to live in it as a main home for five years, gets a 4.00% rate, voted by the départemental council under article 1594 F septies of the General Tax Code. For a €260,000 flat in Chambéry, fees thus fall from €20,565 to €17,904. Choose “first property” in the calculator to apply it. Second homes in ski resorts do not qualify.

The conditions

The reduction targets the property that is the buyer’s first property, a notion distinct from that of first-time buyer, which is defined by not owning one’s main home for two years. It comes with an undertaking to live in the property as a main home, exclusively and continuously, for at least five years from the purchase. Breaking that undertaking without an accepted reason exposes the buyer to recovery of the tax difference. The notary checks the situation and writes the undertaking into the deed; have them confirm your eligibility before counting on the 4.00% rate.

Neighbouring Haute-Savoie had not voted a comparable reduction as of 1 June 2026: a first buyer there pays 4.50% as a first-time buyer, 5% otherwise. For a household hesitating between Annecy and Aix-les-Bains, the fee difference is one more argument for the Savoie side.
