Notary fees in Nice and Alpes-Maritimes in 2026: the big market still at 4.50%

The most populous of the départements that refused the increase.

Alpes-Maritimes is one of the eleven French départements that did not raise transfer tax to 5%. As of 1 June 2026, according to the DGFiP table, its départemental rate remains 4.50%, or 5.807 % with the municipal surcharge and the collection fee, against 6.319 % in neighbouring Var and almost everywhere else. On a high-priced market the advantage shows: for a €380,000 resale flat in Nice, Cannes or Antibes, notary fees come to €27,473, €1,945 less than for the same property in Toulon or Fréjus. First-time buyer status brings no extra gain here, since the rate is already 4.50%. The calculator below is set to Alpes-Maritimes. A rate that may still change

The départemental council keeps the option of voting the 5% rate until 31 March 2028. Such a decision would take effect on the date it sets, and this site would apply it once the monthly DGFiP table is published. For a purchase signed far in the future, check the update date shown at the top of the page.

Monaco, enclosed within the département, has its own property taxation and is not concerned. In the hinterland as on the coast, the rate is the same throughout the département: only the price and type of property make fees vary.

Does a holiday home on the Riviera pay more transfer tax?

No extra transfer tax: the département’s rate applies to every resale, main home or second home. The difference lies elsewhere, in the council tax on second homes (taxe d’habitation sur les résidences secondaires) and any local surcharge, which are not part of notary fees.
