The notary’s proportional emoluments come to €1,995 excluding VAT, matching the official example to the cent, or €2,394 including VAT. In a 5% département, transfer tax adds €12,637, the land registry contribution €200, the flat formalities fee €408 incl. VAT and estimated disbursements €500. Total: €16,139, or 8.07 % of the price. The transfer tax, broken down

Of the €12,637 of transfer tax, €10,000 goes to the département, €2,400 to the municipality and €237 to the State as a collection fee. All three change with the département: at 4.50% the total falls to €11,613, in Indre to €10,180. The emoluments do not move by a single euro.
